Property Management
Whether you have a portfolio of properties or this is a new venture for you, we guarantee to look after your property.  We will ensure your property is maintained to the standard you’d expect, leaving any day to day problems your tenant may have to be dealt with by us.   Morgan James guarantee to carry out inspections and keep you informed of what is going on at all times.  You can be as involved as you want to be and should any problems occur, we are even happy to work with your own tradesmen if you prefer.

Inventories
Compiling an inventory and schedule of condition is a skill and should be carried out by someone qualified to do so.  It is an important document which provides a record of the contents and decoration of the property at the start of the tenancy and will protect you from any unwarranted disputes at the end of the tenancy.  It will be relied upon as evidence in the event of a dispute and may be liable to the scrutiny of a Court of Law.

If there is an insufficient, outdated or no inventory then you will have no evidence of what the property was like at the start of the tenancy.  This means that if you or an agent are unable to provide documentary evidence that there is damage caused, then you will not be in a strong position to make a claim, in the event the other party contests the matter.

To provide you with the best service possible; Rachel Morgan our partner is a member of APIP (MAPIP) and has passed nationally recognised qualifications, and passed an assessment based on her competency to conduct the inventory, compilation, check in and check out.

Tenant Check In
A check-in will examine your property on the day the tenants move in.  The tenants will be escorted around the property, highlighting any issues.  You will be provided with a basic schedule of condition of the property.  This will set the standard at which the property should be maintained, and returned at the end of the tenancy.  Ideally all tenants should be checked in and agree condition with a professionally provided inventory.  (see above) 

Tenant Check Out
A check out report will takes place when your tenants move out and compares the condition at the end of the tenancy to that on the inventory and/or check-in reports. Each room in the report will have an overview, and if there is an inventory, a detailed description of any changes that have occurred in the property will be made.  An assessment of these changes will be made to assign liability to either tenants, the landlord (maintenance) or to fair wear and tear.

Inspections
An interim inspection is a great way of ensuring your property is being looked after and is a great opportunity for the tenant to express any issues. It will review your property part way through the tenancy and will give an overview of the condition in relation to the length of the tenancy, allowing you to keep in touch.

Energy Performance Certificates
From 1st October 2008, all rental properties with a new tenancy in England and Wales will be required to have an Energy Performance Certificate (EPC).
This will enable your prospective tenants to see how energy efficient and environmentally friendly your property is.
 
Morgan James employ an accredited Domestic Energy Assessor (DEA). He will visit your property to assess the age, construction and location of the property as well as its current fittings such as heating systems, insulation, double glazing etc. DEAs can be found in local directories.

Gas Safety Certificates
All landlords have duties under the Gas Safety (Installation and Use) Regulations 1998 to arrange for an annual gas safety check to be carried out every 12 months by a Gas Safe Registered engineer. You must keep a record of the safety check for 2 years and issue a copy to each existing tenant within 28 days of the check being completed and issue a copy to any new tenants before they move in.
